The following Code of Conduct governs tenant behaviour and use of our properties.
The guest agrees to follow the guidelines below, for themselves and any visitor they allow at the property.

GUESTS:

A responsible adult (over 21 years of age) must always be on this site when children are present.
Photo ID is required for every guest at check in.
 
*No unauthorised people permitted to stay overnight.

CHECK IN/ CHECK OUT TIMES:

Late check out is subject to availability upon request. A fee of $100 to 12 noon may be charged and is strictly subject to availability and is not guaranteed. Any check out after 12 noon will incur an additional nightly rate for the property. This is subject to availability and is not guaranteed.

NOISE AND NUISANCE:

The guest/s agree not to cause or permit nuisance at the property. This includes excessive noise, disruptive behaviour. Noise should generally cease after 9pm Sunday through to Thursday and 10pm Friday and Saturday, but consideration should always be given to neighbouring properties.
The guests/s agree that the premises will NOT BE USED AS A PARTY HOUSE.

garbage/trash and recycling:

Guests are to dispose of garbage and recycling accordance with the usual practice, bins have been provided. NO rubbish is to be thrown in the garden/ lawn.

PREMISES CONDITION AND CLEANLINESS:

The guest/s agree to leave the premise in a clean and tidy condition upon vacating, with all fittings and chattels in their original condition and position at the beginning of stay.
 
All items provided for use are to remain property of the premises.
Guests are to advise the property manager of any damage or disrepair within 12 hours of this occurring.
 
Any repairs for damage or excessive cleaning that is attributed to the guest/s stay will be paid for by the guest/s; including but not limited to stains on sheets and towels.

PREMISES CONDITION AND CLEANLINESS:

KEYS:

At the end of the agreed tenancy, guest/s agree to lock the premises, close all windows and return one key to the lock box Any lost keys will be replaced at the tenant’s expense. Please make sure you lock up each time you leave the property.

SMOKING:

All guests agree to abide by the no-smoking rule anywhere inside this property. A cleaning fee of $200 may apply if this is contravened.

TERMINATION OF ACCOMMODATION:

If guests are found to have contravened any of the above Code of Conduct responsibilities, a verbal warning will be issued. If the contravention is not rectified immediately the accommodation booking will be terminated within 2 hours’ notice of the Property Manager’s discretion. No refunds will be made.
 
*All bookings are non refundable.
*All properties incur a cleaning fee.
*If you lose your key a charges apply. If you lock your key in the room a call out fee may apply after hours.
 
* Some Properties have a bond required and is released after check out and inspection to the property. Bond prices vary between properties.
 
* Limitations apply under the Inkeeper’s Act liability for a loss of guest property. The liability for any loss is limited to $250 for each accommodation unit provided for the use of the guest on the day of the loss.
